Huge Impact - New Reverse Mortgage Lending Limit Increase

Many homeowners were accutely aware of the Housing and Economic Recovery Act signed by George Bush on July 30. The act was a media magnet as it sought to bail out the ailing mortgage industry. A little talked about portion of the Act also raised the national reverse mortgage lending limits to $417,000.

The former limit for most parts of the country was $200,160. As of November 6, 2008 reverse mortgage lenders began funding reverse mortgages with the new lending limits.

The new law allows homeowners, 62 years and older, to borrow as much as twice the amount as formerly possible. Additionally, the law provides for a relative reduction in closing costs for homes valued above $200,000.

For homeowner Wilma Johnson, a part owner in a struggling commercial flooring company, the cavalry arrived just in time. At 64, her business was humming along until the commercial market slumped at the beginning of 2008. Now, jobs are harder to come by and she struggles to pay her monthly bills. Like most Americans, Mrs. Johnson's mortgage payment is her largest bill. Her $220,000 mortgage eats up close to $1,500 of her monthly take home income.

There is no telling when Mrs Johnson's flooring business will return to pre-2008 levels. It is a big unknown? Based upon this she opted to move forward with a reverse mortgage that completely eliminated her monthly mortgage payment. She still has a mortgage but the monthly burden is gone.

A perception exists in the marketplace that the typical reverse mortgage customer owns their home free and clear and gets a reverse mortgage to supplement income.

Contrary to this belief the majority of seniors are getting reverse mortgages specifically to remove the financial burden of their current mortgage payment. Fixed incomes and increased medical and other living costs are forcing a choice for many seniors.

With the new lending limits in place many senior borrowers will realize a dramatic increase in their monthly income. Technically speaking they won't see income increasing, rather the giant expense of the mortgage payment will be eliminated. The borrower sees that as a net increase in disposable income to be used for other important life reasons.

*It may be time search for additional employment. You need to increase your income. Try taking on a second job or maybe you can try to look for a higher paying job. Just be sure that the extra money you make is used to pay off the debt to you have accumulated. This can really lighten the strain on your budget.

* Attempt to negotiate with your creditors. If you talk to your creditors, some of them may be willing to give you more time to pay, drop late fees, or reduce your interest and your minimum payment. It's possible that they might even settle for a lower amount than you actually owe, although it's rare to achieve this without a lawyer.

* Consolidate your debt. Home equity loans, or second mortgages, are often used by people who are in an unmanageable amount of debt to consolidate the debt and reduce interest charges and monthly payments. The trouble is that by doing this, you put your house on the line.

Also don't get too excited about that low interest rate for your debt consolidation. Remember this loan will have a longer term so you may end up paying more interest in the long run. Try paying more than the required amount to pay it out as quickly as possible.

If you do not want to put your home at risk you might try applying for a new credit card with a high limit and low rate. Then you can transfer the balances of your cards to this one card and reduce your monthly expenditures.

Once you have consolidated your debt you have to be careful not to begin charging things again and run the credit card balances back up. You will be in worse shape than you were in the beginning.

*As a last resort Bankruptcy is an option. If you file Chapter 7 you will be completely debt free. However, you may have to sacrifice some of your belongings. If you file Chapter 13 you will have a payment plan structured by the courts to pay your debts off. Either way this will forever show on your public record and you will have a blemish on your credit report for the next 7 years. That is why this should be your last resort.

President Bush has been on the TV a lot lately. Too late for him to go down in history as a good president, but we will give him credit for trying. The Pres. has assured us all that we can grow our economy by spending more money. He even sent us each a few hundred to help us do that. One has to wonder if that was a set up for what was to come.

Next came the BIG bailouts for the banks and boys on Wall Street. Hey, where do we apply for some of that 700 Billion dollar pie? Well, don't hold your breath on that one (in a moment we will show you how to cash in on the bail out actions with simple mini-dow index trading)!

Let's see, if you are already in debt up to your ears - like the US government is, how is sending out free money going to stimulate the economy? And, how is that going to help the US government?

OH, don't forget our friends over at the FED. The Reserve! The agency that is owned by the bankers. That masquerades around like they are part of the government. What many folks still don't know is that they all pulled a fast one on us by sticking that word Federal in front of their name. The same thing the guy at Federal Express did when starting his company.

Frederick W. Smith founded FedEx. I clearly remember years ago when he was on 60 Minutes, he said that by the time folks figured out that he was not part of the government his company was already well on it's way to success! Can't blame his reasoning? What a PLAN! IT WORKED for the FED why not FedEx too?

Let's quote right from the FedEx web site:

"Federal Express was so-named due to the patriotic meaning associated with the word "Federal," which suggested an interest in nationwide economic activity. At that time, Smith hoped to obtain a contract with the Federal Reserve Bank and, although the proposal was denied, he believed the name was a particularly good one for attracting public attention and maintaining name recognition."

I'm sure Smith did want a relationship with the Federal Reserve - who wouldn't! These guys have the legalized right to print money! Think about it. It does not matter if it is a $1 bill or a $100 bill, it cost them about the same to make it (a few cents each). Then they "LOAN" that money at full face value to the US government. Full face value PLUS INTEREST! So now you know where the national debt comes from. We now owe that money - Plus Interest - to the FED. A private corporation controlled by international bankers.

So if you are thinking that Bush's plan to grow the economy by handing out $100 bills won't cost anything - Think Again! Where is that money going to come from? That's right - the good ol boys at the FED. These mystical folks seem to be able to pull money out of thin air! Just think, with today's high-tech world, the FED can just punch a button on a computer somewhere and release new funds to the world. Most of which never represents new bills being printed, but just credit in some bank or financial institutions account. Electronic numbers moving through nanoseconds of time and space.

Not only does the FED create money, they also have the ability to set their own interest rate!

- The Fed's Open Market Committee (FOMC), announces their interest rate decisions. This is NOT the interest rate that you and I can get money for, (why don't we all meet at the Fed Discount Window - wherever that is) but what the BIG boys who keep the whole world flowing receive. They in turn pump up the volume and pass the savings on to you and me right - WRONG! It could take weeks or even MONTHS after a cut to see any savings at the consumer level. So why do the markets get so active after an FOMC announcement?

The BIG boys are the ones who really move the market right (and they CAN line up at the FED window for a bailout). We just want a small slice of it. That's all. Remember that when you are trading (or practicing the FED move trade -after an FOMC announcement).

So how do you cash in on the bailouts without getting a slice of the pie? Index trading! With all these bailout moves, the FED buying stock and giving away billions of dollars, it has caused some GREAT moves in the market. Not so good for stock traders, but Wonderful for those of us that just trade and follow the overall index.

No matter what happens, we can all do well with Simple Mini-Dow Index Trading. I look for GREAT times ahead for Index traders. We might have to pay more for the things we need, (because of the FED printing out bailout money like candy these days) but at least we can stay home and earn the money to get them!

Remember those FOMC announcements mentioned earlier? Many times after an announcement, the market moves and moves BIG. Much like the market moves we have all been seeing here lately with the bailout manipulation of the markets. The FED won't give you a partnership deal like FedEx was looking for, but you can capitalize on their dealings.

Just follow an index and stay away from stock!

How Does Debt Consolidation Work?

Living in today's world, it's almost impossible to function without using and managing debt. The unrelenting needs and never-ending changes in our financial lives require that we utilize credit in one way or another. When properly maintained and used, credit is a good thing for most people's financial lives, allowing them to purchase homes, vehicles, and other items they would likely not otherwise be able to get without years of savings.

Often, though, debt piles up rather than being paid and people begin to slowly feel their freedom being drained as the debt begins to take over their financial lives. Becoming always short of money, barely able to make payments on time, or being late because you just didn't have the money yet. Sacrificing lifestyle choices and worse, all begin to get worse as the debt mounts. Eventually this comes to a head and has to be dealt with.

Before it gets to that point, though, many people turn to debt consolidation to relieve the pressure and take off the stress. A debt consolidation and management program can reduce your debt, provide you with a means to get out of debt, and manage your credit to show you how to utilize it in a healthy manner that doesn't build your debt load, but instead lowers it.

So how does this work and is it really what it says it is?

Debt consolidation works by consolidating all of your debt into one loan at a lower interest rate, usually paying off your existing debt at lower rates than what's owed. This means your new loan is for a lower amount that you owed before and at a lower (usually fixed) interest rate. So now instead of many monthly payments at varying interest rates, you have one payment at one interest rate.

Some of these programs will, instead of setting up a new loan, set up a management program in which current debts are "fixed" with the creditors, lower payments and interest rates are set up, and your single payment to the management program pays all your creditors automatically. These are not "loans" but they are consolidations of credit under one management system.

Most creditors are happy to either cut what's owed in order to get paid off so they do not have to worry about a struggling client or to take lower interest payments in return for getting a more guaranteed monthly payment to service the debt. A creditor's biggest worry is that a debtor will declare bankruptcy and the creditor will walk away with nothing at all but an unpaid debt.

Some management companies will offer incentives to the client looking to consolidate their debt, making claims about how quickly the debts will be paid and how a "new start" will be had once it's done. In reality, it takes time to pay off these debts and, in the mean time, the person's credit is often on hold and unusable.

Further, some consolidation management companies take monthly payments, issue "cease and desist" orders as attorneys to creditors, demanding that they talk only to the management company about the client's debt, and then let the monthly payments pile up without being sent to creditors. They do this in order to pressure the creditors into taking even lower payoffs (in lump sums from this "account") and to collect interest on the money being paid to them as it builds in an account. While this is legal, it is deceptive and often ruins the client's credit for a very long time.

So finding a reputable and reliable debt consolidation and management firm is a must if you're in the market to consolidate your loans and want to manage your debts correctly. Consolidation is often the best and most effective way to reduce debt or to completely eliminate it and get clear of it as quickly as possible without totally destroying your credit.
