Get A Better Credit Rating With These Tips

By Chris Channing

Credit ratings are important for buying things in life that we can't afford on our own. An example may be a new home, or perhaps even a vacation to another part of the world. Whatever the scenario, the ability to obtain a loan and obtain good interest rates on it will depend on one's credit score. As such, bolstering the score is a good goal to have.

The first thing to do before obtaining a loan is to check one's credit report. A credit report will detail why the score is what it is. Many times there may be errors or mistakes that credit companies have logged, which could negatively impact one's rating. Because of this, obtaining a free credit report is almost mandatory before visiting a lender for the first time in hopes of obtaining a loan.

Credit is built when a positive interaction with the credit industry in maintained. This is primarily done through loans, which measure how responsible a consumer is in keeping up to date with their finances. Sometimes it is a good idea to take out a loan even if it isn't needed, especially for young adults who likely have no credit built at all. A good parent will take out loans such as this for children, who definitely need the extra credit.

Be extremely careful on what goes on a credit card, and only put an product or service on a credit card if you think you can pay the full amount back within a month. If you don't, your payment will be considered late and over a period of time, this will negatively impact one's credit rating. Obviously being responsible is key to a good credit rating.

Sometimes if one doesn't have much interaction with the credit industry, they can show a lender bills they have paid in the past. This can be something as simple as rent for an apartment or house, or even utility bills. This is an ideal way for the self employed to gain more credibility, as they are usually on the low end of the rope since self employed jobs aren't always seen as stable enough for lenders.

Something as simple as being married can also benefit a credit rating- or even negatively impact it if your loved one has a bad history in credit. While this certainly shouldn't be a pro or con in choosing a mate in life, but it should certainly be reviewed and fixed before getting married if one's rating is substantially low.

In Conclusion

From this point, consumers should try to find their credit report, which can cost money. There are some websites online that allow users access to a free credit report, but special rules and conditions usually apply in such a scenario.

How To Improve An Unsatisfactory Credit Score

By Chris Channing

A family that is looking to buy a home for the first time, a young adult looking for a car, or a startup business owner all have something in common: they will need a healthy credit rating to obtain the objects they are looking for. If one hasn't obtained a good credit rating, they'll need to follow a few steps to ensure they aren't left with high interest rates.

Because improving a credit rating can be so tough, it's best to start early. Parents are urged to take out loans in the name of their children to help boost their credit scores for later on in life. It's also a good idea to take out a loan even if an adult doesn't need it, since the benefit from the credit rating increase will help clean up negative scores, and seek to get consumers better interest rates.

Another good way to build credit is to be careful with what you put on your credit card. If you do decide to put an item on credit, always do so with the knowledge that you will be able to pay it off before the month's end. Otherwise, a missed payment will negatively impact one's credit rating and likely make them less of an ideal candidate for obtaining a loan.

One situation where one is at a disadvantage in not having credit or being self employed is made better by showing a lender bill statements from the past. As long as you have kept up with payments, this in itself is a form of credit, although not as important as real credit. Every little bit helps in trying to convince a lender your worth, because it will equate into savings.

Something as simple as being married can also benefit a credit rating- or even negatively impact it if your loved one has a bad history in credit. While this certainly shouldn't be a pro or con in choosing a mate in life, but it should certainly be reviewed and fixed before getting married if one's rating is substantially low.

Final Thoughts

From this point, consumers should try to find their credit report, which can cost money. There are some websites online that allow users access to a free credit report, but special rules and conditions usually apply in such a scenario.

Avoid Christmas Debt

By Ryan M. Healy

It's exceptionally hard to avoid taking on additional debt during the Christmas season. Maybe it's unrealistic expectations about gift-giving; or maybe it's just poor budgeting. Whatever the case, here are few tips for enjoying Christmas -- and leaving the debt behind.

Trade Names

If you're buying gifts for multiple people in your family, then consider drawing names and buying one gift for just one person (instead of everybody).

For instance, if there were four people in a family, each person would buy just one gift: four total.

On the other hand, if each family member bought a gift for the other three, then the family would have purchased 12 gifts total. So by trading names, you can reduce your spending by 200%.

Make Your Gifts Yourself

Are you good at making crafts? Then why not make your gifts yourself instead of buying them!

My wife is good at making jewelry, ornaments, and hair bows. She's used her skill to save money during the holidays.

Have a No-Gift Christmas

With as much abundance in the U.S. as there is, is it really necessary to buy a bunch of gifts? Do any of use need more stuff anyway?

Consider spending one Christmas without buying or giving gifts. Spend quality time with your family and friends instead.

Create a Gift List

If you decide to buy gifts, then don't set foot in a retail store without knowing exactly what you're getting -- and exactly how much you plan to spend.

Just "shopping around" is a recipe for disaster. You will likely buy things on impulse and spend more than you planned. But if you create a plan and follow it, your bank account will thank you.

Avoid Credit Cards

When buying gifts, use cash or debit -- but avoid using credit. Since you're spending a lot of money in between the statement cycle, it's too easy to lose track of what you've spent.

What's more, by leaving your credit cards at home, you won't get any unpleasant surprises when the December bill shows up in your mailbox in January.

Real estate short sale is an unpleasant experience for an owner

By Rem

The term 'real estate short sale' is being bandied about more and more as of late. Anyone who has read newspapers or watched TV has probably come across some sort of stories about the declining real estate market leading banks to consider real estate short sales as an alternative to foreclosure. Real estate prices have dropped dramatically, and the sell time has risen as well. Detroit is one such example of this. Declining real estate markets are the primary reason for the rise in short sale real estate opportunities.

Banks undergo a real estate short sale when they let a property be sold for an amount of money that is less than what it is worth. The following two conditions must be met in order for the bank to approve such a deal. Foremost, you will need to have a market value that is in such bad shape that the sale price of the property cannot cover the balance on the mortgage. The second condition is kind of obvious, but it dictates that the owners will be unable to continue making mortgage payments on the property.

For example, a property that was purchased five years ago with an adjustable rate mortgage for 217,000 dollars. Let's say that two years after purchasing the property the owners took out an additional 10,000 dollars second mortgage, which means that today the owners owe 227,000 dollars on the property.

Let's also believe that the property is in a part of the country where the market values have fallen to 215,000 dollars for similar properties, and that the adjustable mortgage interest rate has risen from seven to eleven percent. Finally, add the fact that one of the owners has just lost her job and the makings of a real estate short sale situation become apparent.

The bank may decide to save expenses and time delays that a foreclosure would cost by simply allowing a short sale. The reason is that it is far better to have a definite amount of money know and the property off the bank's books than waiting on an unknown amount of money at some unknown point in the future. If the lenders and owners do not agree on the terms of the sale, complications can result, but in general, that is how the real estate short sale works.

A real estate short sale is not a very pleasant experience, but it certainly isn't the worst experience they could have. If nothing else, it certainly beats being forced to accept a foreclosure on your credit report. These short sales can give the smart real estate investor a great buying opportunity.

Tax Preparation Tips

By William Blake

When it comes time to prepare annual income taxes, many people have to sort through piles of disorganized receipts and try to make sense of them. Regardless of whether you will be doing your taxes yourself or you hire someone else to do them, getting things in order ahead of time will make the entire process easier. Consider the following tax preparation tips.

1. Gather all your tax documents. Most companies have mailed out W-2 tax statements to employees by the 15th of January. Definitely by the last of the month, you should have received what you need from employers, banks, mortgage companies, and investment companies. Each document represents information that needs to be recorded somewhere on your tax forms.

If you do not have all applicable tax documents, you might miss out on a tax deduction that you are really entitled to. For that reason, you should file and organize all the documents you need as soon as your receive them.

2. Know your tax ID number. The IRS gives each taxpayer a specific tax ID number which traditionally corresponds to your social security number. You also need to know the social security numbers of any dependents who appear on your tax returns, including the social security numbers of any of your children's care providers.

3. Know your filing status. Some people qualify for more than one of the five different tax filing statuses. When it comes time to decide which one you want to file under, it is important to choose the status that will enable you to be awarded the most deductions and refunds.

4. Decide if you are going to itemize. Itemized deductions are not necessary on the tax form unless you will draw a great benefit from doing so. The term scares people but there is no need to worry. Most people can use the standard 1040 tax form and not have to bother with forms for itemization.

5. Know what's new for the year. Tax laws, deductions, and credits are changed or added to each year. The sheer volume of tax laws on record would curl your hair. You could never know them all, but familiarity with the latest changes can make a difference to the amount of refund that you receive.

6. Invest in a good software program. Many of these tax preparation centers use tax software to help you organize your tax return. The difference is that they have had more experience with doing the math than you have. Usually these programs have online support to answer any questions. A line by line description is given at every stage of the process for clarification.

Save For Your Future

By Darren Cason

Financial experts agree that a family's emergency fund should be large enough to pay their expenses for three to six month's worth of living. This means enough money to pay your monthly budget for up to six months. Seems like a lot, and it can be if you have no savings at all, but it's not impossible to save this amount. The first thing you'll need to know is how large your "Rainy Day Fund" needs to be.

So the first step is to figure your monthly expenses: mortgage payment, car payments, insurance, household expense, groceries, and so forth. Include everything. Don't forget your monthly bills like cable television and electric. For the average household in America, this totals to about $3,400.00 per month. Once you know what your number is, you can times it by three and by six to get your three and six month goals. So if yours is the average, three months is $10,200 and six months is $20,400. Big numbers, but you'll see how they can become workable.

What is this emergency fund for and why are you supposed to have it? That's a good question and one that should be answered because it's your incentive for working towards having your six month's of funds available. We live in an uncertain world with uncertain times and economies. You never know if you're going to lose your job tomorrow, need a new roof on your house, or have a disaster happen. Emergencies have a way of showing up when it's most inconvenient. That is what your emergency fund is for.

If you're saving for retirement, then (in a way) you're putting away an emergency fund. Your emergency fund can be as easy to set up and build as your retirement fund is. All you need to do is think about your goal and figure out how you're going to attain it. You'll soon see that saving three or six month's worth of expense money is chump change compared to your fifteen or more years of retirement funds.

So approach the emergency fund like you would any financial goal: think ahead and plan right now. You've already figured out your monthly expenses, so now you need to look at an overall monthly budget. How much do you make in a month and what is the difference between that and your expenses? Most people consume about 65% of their incomes in just housing, food, and transportation. That means you've got about 35% of your income to work with: income that is "discretionary."

Now you have your goals and an idea how you're going to get there. Obviously, that whole 35% number isn't available, but it's your starting point. Consider your savings plan over a 2, 3, and 5 year period and see if you can achieve your three month's emergency savings inside 3 years. Working with our $3,400/month number from before, you'll see that this is only $340.00 per month for two and a half years. That's 10% of your income.

Now for the fun. Over time, you can increase what you're putting into savings by changing some of your lifestyle habits in the long run. For instance, when it comes time to buy a new car, opt for one that's less expensive to purchase or to operate (or both). Find out if refinancing your home mortgage or a debt consolidation procedure would save you money over time. Consider donating time, money, or items to charities to increase your tax savings. And if you are using more than one credit card, check if a balance transfer option would work for you. These are just some of the ways you can increase your savings over time.

If you keep your goal in mind, set up the payments to the emergency fund in the same way you do all other bills, and then work towards your goal diligently, you can have a six month emergency savings before you know it.

How To Get Small Loans With Bad Credit

By sammy maseko

Getting into financial debt is often unavoidable at times during your life; even though we feel this state of affairs has been forced upon us. If you have a poor credit history it's not the end of the world; most people can be helped with a bad credit loan. Money provided to a person experiencing financial hardship is no different to any other type of loan and can be used by the applicant in the same way.

Late or missed payments can often be the reason a person's credit score has been lowered and these situations could be due to quite innocent oversights. Fortunately it is possible to rectify the situation. These bad credit loans may be used for other situations and not necessarily debts, so it could be used for an emergency expense that has arisen like medical fees not covered by insurance or a wedding for example. Another reason for borrowing money is to improve the credit status of the borrower. The credit status can be improved by the monthly repayment of a loan.

By arranging a loan this way you have two options of borrowing money; the secured and unsecured loan option, where the secured option will allow the borrower to take up an amount in the range of 10,000 - 150,000 dollars for a period of 5-25 years. The second option is to arrange an unsecured loan which will reduce the amount that can be borrowed to fifty thousand dollars and reduce the term of repayment to a maximum of ten years. The reason a larger amount can be borrowed with a secured loan is because recovery of the amount is guaranteed; something of equal value to the loan would be used as collateral, such as the family home - this is the reason why a lower interest rate can be arranged.

The benefits of an unsecured loan are that the home or other valuable item is not put at risk if the person defaults on the loan but as a consequence there is a higher rate of interest to pay each month. Internet research into bad credit loan companies can even provide certain lenders who will take on applicants who have serious debt problems and previous court judgments against them. Having said that, there aren't many of these companies willing to provide a loan under these circumstances so the chance are that the only way to find one and apply is online.

A person shouldn't have too much difficulty in arranging a bad credit loan even if they have a previous adverse credit score and it may help improve your situation when you are at you lowest. You can select a lender online and, after paying off everything you owe with a loan arranged this way, you can live your life peacefully once again. Finally, with loans for someone with bad credit, the opportunity to maintain credibility in the financial market by paying previous debts whilst rebuilding credit history, has got to be a good thing.

How to Get Out of Debt Without Ruining Your Credit Further

By Michael Benifez

If you've decided that you are tired of constant calls from debt collectors, it's time to do something about your old debts. If you feel that you are buried under your debts and it is impossible to pay your way out of debt, you are not alone. When you find yourself in this situation, you should consult a debt counselor, who is trained to help people like you achieve freedom from their debts. They can help you get your debt under control. They'll also help you plan a budget that you can stick to, and teach you good financial strategies. Their advice can help you keep yourself out of debt once you are finally debt-free, because you'll learn good spending habits in the process of reducing your debt.

Other choices when you find yourself faced with extreme debt are filing for bankruptcy, or trying to find a loan to consolidate your debts. Compared to these choices, debt counseling is an excellent alternative. If you file for bankruptcy, your credit rating will be ruined for several years. In some cases, you may even risk losing your personal property by filing for bankruptcy. This is a serious undertaking, and it should not be taken lightly. Bankruptcy should be your last resort if nothing else works to get you out of debt.

For some people, debt consolidation loans can work for paying off their creditors. However, the debt will still exist under the new loan, and many people do not alter their spending habits, landing right in the same place again increasing the stress caused by debts. Plus, because debt consolidation loans are offered to people considered high-risk, they sometimes require the use of collateral. If you are unable to repay the debt consolidation loan, you will lose this property.

Unlike these two often-used options, professional debt counselors work with you to create a repayment plan you'll be able to follow. They will also help you create a reasonable budget, so that you'll be able to find the money to pay back your creditors. It won't be easy, but with time you will pay off your debts. Then the phone calls will finally stop. Plus, you'll have the tools to keep yourself out of financial difficulties in the future. Many people fall into debt because they do not have a budget that they can stick to. By going through a debt counselor, you will be able to plan a budget that will keep you from overspending.
